DIRECTOR OF REAL ESTATE


Farmer Boys is growing its footprint in California, Arizona, and Nevada. Recently named one of the fastest-growing burger chains by Restaurant Business magazine (https://pages.winsightmedia.com/index.php/email/emailWebview?md_id=71494we will continue to build on our high average unit sales volumes and strong new unit growth. The Director of Real Estate will work with both our company and franchise teams to identify and secure a robust pipeline of new Farmer Boys restaurant locations, both purchased and leased.

 

Essential Functions

  • Build and maintain a pipeline of viable sites for new franchise Farmer Boys drive-thru restaurants
  • Develop, deploy, and manage a strong professional network of real estate brokers
  • Use mapping and demographics tools (Google Maps, SIMMS by Forum Analytics) to research and analyze each site
  • Prepare site tour books and coordinate tours of sites with Franchisees, key executives, and board members
  • Obtain environmental and other due diligence reports such as, CC&Rs, REAs and Title reports
  • Help Franchisees prepare a financial analysis proforma
  • Help prepare the Letters of Intent and negotiate the business deal terms
  • Prepare site-packages and present them to the Board/Committee for approval
  • Help negotiate the Lease and/or Purchase Agreements in partnership with the Franchisee and real estate attorney
  • Work closely with architects and/or the Director of Development and Construction to complete the necessary test fit and site investigation report(s)
  • Coordinate (in partnership with Construction team members) the planning and construction timeline to open the store
  • Prepare and distribute a monthly Development Team Report
  • Attend ACRE, ICSC, and other functions to promote the Brand and build relationships in the RE brokerage and development community
  • Assist franchisees with issues they face that require lease interpretation or interaction with the landlord
  • Prepare detailed information on sites when they open and update the info in Prolease software
  • Conduct a Post-Opening analysis to measure success

Other Skills:

  • Demonstrates a high degree of professionalism in communication, attitude, and teamwork
  • Able to use computer programs such as Word and Excel and able to create packages and presentations
  • Able to learn and use mapping and Sales Forecast software
  • Demonstrates high level of quality work and deals professionally with franchisees and restaurant personnel 
  • Adheres to all Company Policies & Procedures and Safety Regulations and to local, state, and federal laws
  • Performs any other duties that may be assigned by management
  • Understands and complies with all company rules and regulations

Qualifications:

  • Five years of experience in retail and drive-thru restaurant real estate with a good working knowledge of leasing and ground-up drive-thru restaurant development.
  • Extensive knowledge of the restaurant industry and market trends
  • Demonstrated ability to utilize sales forecasting methodologies
  • Proven ability to build strong partnerships with business entities within the industry
  • Knowledge of markets and analytical/demographic data for California, Nevada, and Arizona.
