HEAD OF CONSTRUCTION – OVERVIEW
A newly created opportunity has become available for an experienced Head of Construction to join our Development Team. The position is based at our Head Quarters in Central London and will be reporting directly into the CEO. The ideal candidate will oversee all construction projects and will be responsible for managing construction teams, ensuring all work is completed on time and within budget, and working closely with other departments to ensure seamless operations.

NUTS AND BOLTS OF THE JOB

  • Develop a Capital Projects Process for all Hotel teams and Generator to follow
  • Manage construction and development in existing sites with external project teams as appropriate
  • Manage all phases in FF&E procurement (tendering, negotiation, contracting and signing off)
  • Develop third party supplier relationships and co-ordinate with other stakeholders and multi-disciplinary experts
  • Providing assurance to the Hotels Executive Management Team that all projects are being properly managed and delivered
  • Proactively encouraging the maximisation of time, cost and quality benefits during project delivery
  • Ensuring the appropriate internal resources are available to address project related issues
  • Overseeing and managing post completion/handover issues on defects and warranty process, in conjunction with the Hotel General Manager as appropriate
  • Provide that projects are correctly licensed and permitted, at the time of handover
  • Assisting where necessary on all programme, procurement and reporting as directed
  • Project delivery from (typically) signing of Heads of Terms to the end of defects periods
  • Primarily responsible for the management, negotiation and co-ordination of all supplier and other direct procurement packages to ensure best value
  • Manage project coordination and communication between internal decision makers and construction and planning teams
  • Remain aware of the stakeholder needs and desires to ensure plans remains stakeholder focused
  • Champion a partnership approach between GENERATOR direct suppliers, operation and development teams
  • Work with colleagues in Group and on property to agree areas of best practice in project and programme management which should operate across the business
  • Create and update budgets for each project
  • Preparing monthly reports, showing tracking against time, quality and cost
  • Development of mitigation strategies to minimise or remove risks and seeking approval of such from stakeholders
  • Placement of third-party supplier contracts and procurement procedures
  • Management of third-party performance to ensure project delivery within agreed business cost and time frames
  • Support the Acquisitions Team by undertaking feasibility studies and preparing test fits for potential new property leads.
  • Manage and oversee capital projects on a day-to-day basis in close collaboration with HQ Operations, Property General Managers, and on-site engineers.
  • Ensuring project handovers to Operations teams are effective and allow timely and proper operation of the completed projects
  • Ensure compliance with all relevant regulations and codes
  • Develop and implement best practices for construction processes and procedures
  • Lead and develop junior project managers, supporting their career growth, providing guidance, and motivating them to deliver at a high standard.

Miscellaneous:

  • Carry out such other duties, appropriate to the company, as may be required from time to time
  • Represent the Chief Executive Officer as required
  • Represent Generator as a highly respected organisation by ensuring communication, presentation and appearance are always respectable


WHAT’S IN YOUR DNA

  • Legally eligible to work in the UK; satisfactory DBS check
  • Strong understanding of planning processes, legislation, and professional ethics
  • Experienced in development project delivery, including mixed-use new builds
  • Knowledge of building construction, services, and commissioning
  • Detail-oriented with strong commercial awareness
  • Effective at managing multiple priorities with good time management
  • Skilled in Microsoft Word, Outlook, Excel, and Project
  • Strong communication skills, both written and verbal (fluent in English)
  • Able to work independently and in teams; confident with all levels of communication
  • Supports team growth through coaching and mentoring
  • Professional, reliable, and committed to continuous personal development
  • Acts as a positive ambassador for the company and its reputation

YOUR ROCK STAR EXPERIENCE

  • Experience in delivering Hospitality Projects.
  • 7-10 years post MRICS/Professional qualification experience with proven tenure
  • Experience of managing multiple projects
  • Experience of budget preparation and monitoring and change management
