Description

Do you have previous experience managing/ leading a portfolio of properties?

Do you thrive on providing excellent customer service in a fast-paced environment?

We are seeking a Residential Tenancy Manager to join our Property Team managing our residential properties.

Working alongside colleagues in the Property and Maintenance team, responsibilities include;

  • Manage all aspects of residential property operations, including leasing, maintenance, and tenant relations.
  • Screen and approve rental applications, ensuring compliance with company policies and fair housing regulations.
  • Coordinate move-in and move-out processes, including inspections and security deposit refunds.
  • Address tenant concerns and resolve maintenance issues in a timely manner, providing a triage service to try to resolve issue in the first instance.
  • If unable to resolve, arrange works with dedicated contractor by issuing POs and arranging call outs.  
  • Collating quotations and pro-actively ensuring repairs are completed to a high standard by both in-house teams and contractors.
  • Checking requirements, costings and authorise repairs in time efficient manner.
  • Authorising purchasing of equipment within authorisation framework.
  • Liaising with Company, Tenants and Contractors.
  • Adminstering and managing damage/ insurance claims.
  • Proactively ensuring rents are paid on time.
  • Taking appropriate action where rents are in arrears, up to and including evictions and court orders where necessary.
  • Prepare and distribute notices, lease agreements, and other property-related documentation.
  • Undertaking rent reviews.
  • Resolving queries from tenants.
  • Maintaining licensing files and compliance details to ensure that all mandatory compliance / legislation is in place on all properties, including booking and completing works where required.
  • Working with colleagues across properties ensuring they are maintained to high standards.
  • Conduct regular property inspections to proactively identify maintenance needs.

We require a proactive and positive team member, with strong, effective communication and problem-solving skills, the ability to prioritise a busy workload and a high attention to detail.

Whilst this is an office based role there will be a need to visit properties in the local area, therefore a full driving licence and own vehicle is required.

It is essential you also have proven successful experience within a similar property management team.
