Job Title: Maintenance Manager

Reports To: General Manager

Job Summary

The Maintenance Manager will oversee all maintenance operations at Moxy Hotel Manchester, ensuring the property is safe, compliant with regulations, and maintained to the highest standards. This role involves managing compliance, health and safety protocols, and general upkeep of the hotel. The Maintenance Manager will lead a team of one maintenance team member, fostering a proactive and efficient approach to property maintenance.

Key Responsibilities

  • Compliance Management: Ensure the hotel adheres to all relevant health, safety, and building regulations, including fire safety, electrical compliance, and environmental standards.

  • Health and Safety: Implement and monitor health and safety policies, conduct risk assessments, and ensure staff and guest safety through regular inspections and training.

  • Property Maintenance: Oversee the maintenance of all hotel facilities, including HVAC systems, plumbing, electrical systems, and general building upkeep to ensure a high standard of functionality and aesthetics.

  • Team Leadership: Manage, train, and supervise one maintenance team member, setting clear objectives, scheduling tasks, and fostering a collaborative work environment.

  • Preventive Maintenance: Develop and execute a preventive maintenance schedule to minimize downtime and extend the lifespan of hotel equipment and facilities.

  • Emergency Response: Respond promptly to maintenance emergencies, ensuring minimal disruption to guest experiences and hotel operations.

  • Vendor Coordination: Liaise with external contractors and suppliers for repairs, maintenance, and compliance-related services, ensuring quality and cost-effectiveness.

  • Record Keeping: Maintain accurate records of maintenance activities, compliance checks, and safety audits, ensuring all documentation is up-to-date and accessible.

  • Budget Management: Assist in managing the maintenance budget, ensuring cost-effective solutions while maintaining quality standards.

  • Guest Satisfaction: Collaborate with other departments to address guest feedback related to maintenance issues, ensuring a positive guest experience.

Qualifications and Skills

  • Experience: Minimum of 3-5 years of experience in maintenance or facilities management, preferably in a hotel or hospitality environment.
  • Knowledge: Strong understanding of health and safety regulations, building codes, and compliance requirements (e.g., COSHH, RIDDOR, and fire safety standards).
  • Technical Skills: Proficiency in maintaining HVAC, plumbing, electrical, and other building systems. Ability to troubleshoot and perform minor repairs.
  • Leadership: Proven ability to lead and motivate a small team, with excellent communication and interpersonal skills.
  • Problem-Solving: Strong problem-solving skills to address maintenance challenges efficiently.
  • Organization: Excellent organizational skills with the ability to prioritize tasks and manage time effectively.
  • IT Skills: Basic proficiency in Microsoft Office or similar software for record-keeping and reporting.
  • Flexibility: Ability to work flexible hours, including weekends and evenings, and respond to emergencies as needed.
