Purpose of the role
To provide outstanding tenant satisfaction through letting & managing the Lamington Lettings portfolio, and to maintain the wider Lamington portfolio to high maintenance standards.
Lettings/Property Management Duties:
Advertising, arranging viewings and negotiating offers for new properties as they become available; including inspecting the property, ensuring up-to-date photos are taken, dressing the property for viewings
To maintain high occupancy, low vacancy periods and drive toward market rents to yield the performance of the portfolio
Issuing ASTs and completing the referencing process for prospective tenants
Ensuring that the tenancies and properties are fully compliant with current legislation; including but not limited to conducting right to rent checks, arranging gas certificates, inventory checks, EICR and EPC reports
Maintaining the PMS with up to date information, tenancy information, photographs, maintenance issues etc
Managing the required health and safety procedures and checks across the properties, using the guidance of external consultants; this includes conducting fire risk assessments, PAT tests (training provided), and monthly/quarterly safety inspections
Negotiating contract renewals and managing the end of tenancy process including conducting check-out reports and deposit returns
Managing tenancies throughout the term including invoicing and debt collection, serving section 8 or section 21 notices where required
Managing the Lettings department budgets, completing monthly reporting & forecasting
Property Management:
Arranging frequent preventative maintenance inspections across the portfolio
Coordinating repairs with leaseholder and tenants to schedule maintenance to keep the properties in good condition
Conducting maintenance inspections, monitoring the outstanding maintenance jobs and liaising with tenants and maintenance to arrange timely repairs
Supporting maintenance to achieve timely turnarounds and high standards of accommodation by monitoring maintenance jobs and ordering Fixtures, Fittings and Equipment for the property portfolio
Can you demonstrate:
Full cycle lettings and property management including;
Property advertising and viewing
Tenant relations and satisfaction
Negotiating offers and contracts
Understanding and applying relevant property legislation
Handling tenancy renewals and end-of-tenancy processes
Invoicing, debt collection, and serving notices
Arranging and overseeing property maintenance
Maintaining property management systems
Managing health and safety procedures
Budget management and financial reporting
