RESPONSIBILITIES

Property Acquisition:

  • Devise a robust Acquisitions strategy, to scale the business across its target landscape
  • Lead and manage the end-to-end process of identifying and acquiring new sites for pubs and hotels, ensuring they align with the company’s expansion strategy and market positioning.
  • Build and maintain strong relationships with Property agents, developers etc to gain access to potential acquisition opportunities, through your already extensive industry network.
  • Oversee detailed market trends/ analytics to identify growth opportunities and assess the commercial viability of new site acquisitions.
  • Lead negotiations and provide strategic guidance on property acquisitions, ensuring that the company achieves the best outcome and mitigates risk.

Property Disposals:

  • Identify underperforming or non-strategic assets in the company’s portfolio that should be considered for sale or disposal.
  • Lead the strategic disposal of sites, managing all aspects from initial market assessment to completion.
  • Work closely with Legal partners and the CFO (and other teams) to ensure the smooth and profitable disposal of assets, minimising any potential disruption to ongoing pub operations.
  • Develop and execute a strategy for optimising portfolio value through acquisition/ disposal strategies.

Estates Management:

  • Manage the ongoing performance and condition of the company’s property portfolio, ensuring assets are well-maintained, cost-effective, and performing to their full potential.
  • Deliver best practices in property management, including lease negotiations, rent reviews.
  • Develop and implement long-term estates strategies, ensuring alignment with the company’s financial and operational objectives.
  • Monitor and report on the performance of the portfolio, including financial and operational metrics, to the Board.
  • Ensure compliance with relevant legislation and regulations related to property ownership and management.

SKILLS, EXPERIENCE AND ATTRIBUTES

  • You will demonstrate a significant track record of formulating and executing on an acquisition strategy, ideally within a pub, restaurant or hospitality environment
  • You will have an entrepreneurial mind set; comfortable in a smaller business, but be able to compete in a corporate environment and keep pace with the very best
  • A proven track record of acquisition of property within pubs/restaurants or similar hospitality businesses.
  • You will demonstrate a high level of commercial understanding and be skilled in the assessment and use of financial data
  • With a customer and quality focus you will negotiate, influence and manage external consultants, contractors and suppliers to deliver the highest quality developments. 
  • You will possess excellent communication skills, a cool head and have the ability to drive forward complex projects, at pace
  • You will have a good attention to detail, great planning and organisational skills, technical construction or maintenance knowledge and an appreciation of good pub design in a branded environment
  • You will demonstrate good knowledge of the operational challenge within the hospitality industry
  • You will be well-motivated with a ‘can do’ attitude you will have the ability to liaise with people at all levels. 
  • You will be able to professionalise systems and processes, yet understand that “good enough, is sometimes good enough”

  • Be able to demonstrate effective ways of working cross functionally, cross brand and in a matrix organisation.
  • Ability to influence others throughout the business and portray a sense of direction and commitment to colleagues at every level.
  • Lead, inspire coach and develop the team, understanding the importance and value of delegation, yet comfortable rolling up your sleeves and getting into the detail, if the situation requires it
