About The Role:

 

The Manager, Investment & Strategy will play a crucial role in driving Seaport Entertainment Group's growth and success. Reporting to the CFO, this individual will be responsible for leading leasing activities, underwriting new investment opportunities, developing tenant packages, conducting property tours, performing financial modeling, and supporting investor relations. They will interact regularly with the leadership team as well as current and potential SEG lessees, brokers and strategic partners.  A strong background in real estate finance is essential for this role.

 

What You Will Do

  • Support the CFO in oversight and management of leasing activities across the company's properties.
  • Develop and execute leasing strategies to maximize revenue and occupancy rates.
  • Negotiate lease terms and conditions with potential tenants.
  • Create and/or provide commentary on Letters of Intent for leasing, partnership and other new business ventures.
  • Manage tenant relationships, proactively addressing their needs and concerns.
  • Underwrite new leasing opportunities.
  • Conduct thorough financial analysis, including cash flow projections, return on investment calculations, and risk assessments.
  • Create innovative and attractive tenant packages to entice potential tenants.
  • Collaborate with marketing and operations teams to develop marketing materials and promotional campaigns.
  • Conduct property tours for potential tenants and investors, highlighting the unique features and benefits of each property.
  • Highlight the unique features and benefits of each property.
  • Address questions and concerns from potential tenants and investors.
  • Develop and maintain financial models to support decision-making.
  • Analyze financial data and prepare reports for management.
  • Conduct sensitivity analysis to assess the impact of different scenarios.
  • Support investor relations efforts by providing financial information and updates.
  • Prepare presentations and materials for investor meetings.
  • Respond to investor inquiries in a timely and professional manner.

 

About You:

  • Bachelor's degree in Finance, Economics, Real Estate, or a related field.
  • Minimum of 5 years of experience in real estate finance or a similar role.
  • Strong understanding of real estate valuation, underwriting, financial modeling, and investment analysis.
  • Excellent analytical and problem-solving skills.
  • Strong communication and interpersonal skills.
  • Proficiency in Microsoft Excel and financial modeling software.
  • Ability to work independently and as part of a team.

 

Compensation range: 125,000 – 150,000
