About The Role

Seaport Entertainment is looking for a Property Manager based in New York for our rapidly growing company. Reporting to the SVP, Operations, the Property Manager will provide supervision, direction and insight for the Operations team for Seaport Entertainment Group.

What You Will Do

  • Establish and consistently maintain open, positive relationships with tenants and occupants ensuring all services and needs are met and in compliance with leases and agreements.
  • Maintain direct accountability and ownership of physical appearance of all assets
  • Conduct periodic visits, formal site inspections and surveys of tenant spaces to ensure proper functioning of all equipment, overall cleanliness and safety of the property.
  • Immediately address and mitigate any safety issues that may result in increased risk to the property owner.
  • Develop and implement effective tenant retention program.
  • Partner with tenants while administering leases and other agreements related to the property.
  • Monitor leases to ensure compliance and work closely with the property management team to ensure each lease is properly managed.
  • Ensure tenant lease provisions are being followed while communicating any issues to leadership.
  • Review requests and prepare recommendations for lease committee as it relates to amendments, assignments or rent relief.
  • Monitor tenant performance and health; determine strategies to address underperforming occupants.
  • Respond to customer complaints/concerns.
  • Responsible for compliance with company-wide initiatives, policies and procedures.
  • Responsible for the overall direction and management of the fire/life safety program.
  • Supervise internal and external teams to maintain Property standards including but not limited to: Security, Engineering, Custodial/Janitorial, MEP contractors and other various third-parties
  • Oversee completion of tenant improvements consistent with local codes and in compliance with leases and work letter agreements to ensure owner and tenant acceptance, timely completion, occupancy and rent commencement.
  • Oversee the annual capital projects and maintenance programs.
  • Assume primary responsibility for the creation and maintenance of all site-specific documentation including but not limited to property tenant handbook and emergency operations manual.
  • Ensure regulatory compliance and effective management of risk and liability.

About You

  • Bachelor’s degree
  • 7-10 years working in real estate with property management; Must have knowledge and experience with financial accounting in commercial real estate, financial reporting and budgeting.
  • 5 years experience directly supervising and/or managing third parties and staff including experience in planning and assigning work, performance assessments, training, hiring, discipline, and development.
  • Flexible schedule to be available as business requires including nights, weekends and holidays.
  • Hands-on experience with tenant projects preferred; ability to plan, organize and coordinate multiple projects, ability to read and understand construction specifications and blueprints.
  • Strong literacy in MS Word and Excel
  • Highly organized and efficient in time management
  • Strong customer service/tenant relation skills required
  • Excellent technical facility skills (HVAC, mechanical, electrical and plumbing etc.)
  • Excellent communications skills (written reports/analysis and oral presentation)
  • Passionate, entrepreneurial and dedicated to success.

 

Compensation: $95,000 – 130,000 plus benefits
