What does this role bring to the Table?

The Vice President of Real Estate will oversee and be responsible for all activities related to Snooze’s real estate strategy in existing and new markets, with the goal of reaching expected open restaurant counts each year.  The role will execute a thoughtful growth strategy using detailed analysis of market studies, predicted proformas, existing location operating results, and industry growth trends. This role will also manage a large network of independent brokers, and contracted legal support to ensure effective operations and lease execution and management.  The Vice President of Real Estate will provide oversight and evaluation of the day-to-day performance and priorities of the full Real Estate Team and collaborate and partner with other departments to ensure overall company alignment of growth strategies.  Within the lens of a restaurant growth company, the Vice President of Real Estate plays a critical role in reaching Snooze’s overall potential in sharing our unrivaled breakfast experience with the world.

The Position specifics!

Taking on the role of the Vice President of Real Estate isn’t just about bacon and pancakes. The responsibilities of this position include:

·       Under the direction of the Chief Growth & Strategy Officer, the Vice President of Real Estate is responsible for collaborating on new market strategies using highly detailed analysis and modeling.

·       Responsible for identifying, evaluating and negotiating contracts/leases for new restaurant locations.

·       Prepares all market studies, reviews and evaluates proforma P&L, as well as other detailed analysis, prepare site presentation packages, and prepare reports required to meet company standards.

·       Presents all sites for Real Estate Committee approval.

·       Responsible for managing a broker network throughout the country.

·       Negotiate real estate transactions with property owners and shopping center management companies involving the acquisition of property by easement, license, lease or fee to accommodate parking, access, circulation and restaurant expansion needs, if applicable.

·       Review and revise all documentation associated with each real estate transaction with outsourced legal counsel.

·       Partner with the Chief Growth & Strategy and Director of Development to monitor and track all restaurant builds allowing Snooze to hit yearly open targets

·       Maintain current and thorough documentation detailing negotiations and conversations with regard to each individual transaction which may involve interaction with developer and landlord representatives, in-house counsel, and development, construction, and executive management personnel.

·       Actively participate in departmental meetings, industry meetings and related industry functions. 

·       Provides communication and direction on department changes and leasing updates to all appropriate parties

·       Sets annual real estate departmental goals, monitors progress and reports monthly  

·       Leads weekly team meetings and projects as necessary to achieve target open numbers and expansion priorities  

·       Participates in and supervises the recruiting, hiring and training of Real Estate Managers, contracted legal leasing support, all independent brokers in network and any all departmental needs.

·       Inspire, motivate, teach, guide and manage Snooze’s full Real Estate Team 

·       Collaborate with the Executive Team to manage and guide all departmental outcomes

·       Additional roles and responsibilities required to meet the company’s goals and priorities

·       Bachelor’s Degree required, Master’s degree preferred.

·       Minimum of 10 years of experience in restaurant and/or hospitality-related real estate development, acquisition and leasing

·       Bachelor’s Degree or above in Real Estate Management, Leasing, or a construction-related discipline (or other relevant certifications)  

·       5+ years experience leading large store/restaurant expansion strategies in existing and new markets.

·       Must be authorized to work in the United States

·       Must have the stamina to work 45 to 55 hours per week

·       The travel required for this position is approximately 55-65% and you must be able to travel for up to 5 days at one time (air, car, bus. train, and weekend travel all required)

·       Home base is in Denver, CO at the Snooze Mothership (Relocation and Remote Hybrid Options available)

Base salary range: $210,000-230,000 per year
The base salary range below represents the low and high end of the Snooze salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Snooze’s total compensation package for employees.
