In this role, you will lead Swig’s growth across North America. Your responsibilities will be to qualify, then select geographies, trade areas and individual locations for new store growth. You will lead real estate acquisition from initial contact through lease and purchase transactions. You’ll build, manage and deliver an aggressive pipeline of new store locations, manage complex deals, be responsible for market & cost valuations, and manage critical partnerships. In addition, you’ll guide a supporting team on all project types and strategies. To be successful in this role, you’ll leverage your experience during growth planning, C-Suite and Real Estate Committee planning and advising, lease negotiations, be an analytical thinker coupled with strong problem- solving skills.

HOW YOU'LL MAKE AN IMPACT: 
  • Process Development & ImprovementTake ownership of the real estate development calendar and pipeline. Create and manage an inflow of site opportunities to be approved the REC (Real Estate Committee), delivering on clearly defined strategic objectives.
  • Strategic Site Selection and DevelopmentLead the strategic site selection process to ensure new sites provide each new store its opportunity for success. Perform detailed market analysis, conduct site visits, and high-stakes negotiations with property owners and developers. Conduct buy-versus-lease analyses and create the best opportunities to optimize the company's growth options and real estate portfolio. Understand and utilize data from Real Estate software (Placer.ai and Buxton) to target market rich environments. 
  • Market and Competitive AnalysisTrack & measure then adjust as needed to relevant economic and regional market indicators in current and future markets including monitoring existing real estate values, competitor expansion patterns, and demographic trends to inform strategic decisions and ensure best-in-class real estate strategy and execution.
  • Financial Analysis and Proposal DevelopmentIn partnership with the Executive Leadership and Finance team, develop sophisticated analyses to evaluate the viability and strategic value of potential sites. Develop and present detailed site Proposal Packages, including Site Attributes, Analytics Reports, Proforma, and Market Partner Surveys to the Real Estate Committee (REC) consisting of Senior Leadership and Board Members.
  • Broker and Developer Network ManagementCreate and constantly manage market-specific Real Estate Broker networks across the country ensuring close alignment with Swig’s new real estate criteria and development strategy. Cultivate and manage relationships with key Local and National Developers and Landlords.
  • Cross-Functional CollaborationCoordinate with all departments to communicate site delivery schedules, opening timelines, and deal pipeline updates. Ensure seamless integration of new locations into the company's operations. Partner internally to support other strategic business, such as franchise partnerships.
  • Lease & Asset ManagementOversee the management of the existing lease database and all lease renewals and ongoing relationships that will facilitate remodels, modifications or changes to existing locations. Make and present timely lease renewal recommendations based on store performance and physical trade zone changes and constraints. Lead negotiations for Letters of Intent (LOI) and contract terms, working closely with Legal Counsel to finalize lease terms and monitor lease movement.
  • Team LeadershipYou will provide leadership to members of the real estate development team – providing mentorship, guidance, and support to ensure alignment with the company’s strategic goals.
WHAT YOU'LL BRING TO THE TEAM: 
  • Bachelor's Degree in Real Estate, Business, or related fields is preferred. 
  • To better serve the Swig brand, we prefer that you be located in the following markets: Utah, Arizona, Idaho, Texas, or Colorado. 
  • Minimum 5-10 years of experience in a corporate or franchise real estate acquisition & disposition. 
  • Demonstrated knowledge / skill in market planning and implementation for freestanding “retail” real estate development. 
  • Extensive knowledge of the real estate development process including best-in-class data analysis, strategic planning, C-Suite coordination, broker network creation and management, top-tier negotiation, real estate contracts, financial analysis, site planning and zoning & permitting processes. 
  • Computer skills including Google Office, Microsoft Office, GIS, Placer.ai, Sitewise, Buxton (or similar) and other database systems. 
  • Aptitude to distill extensive & complex data and information into lay-level terms which the Real Estate Committee will use to make quicky decisions and approvals. 
  • Results-driven and Partnership oriented 
  • Ability to travel 50-75% of the time or as directed to establish and maintain relationships in targeted markets, attend trade shows, and establish yourself as a brand representative in the industry.
