Purpose of the role 

The Maintenance Manager is responsible for overseeing all aspects of a room2 hometel's building maintenance, including planning and executing preventative maintenance schedules, leading a team of maintenance staff, managing repair needs, coordinating with external contractors, ensuring compliance with safety regulations, and maintaining the hometel's facilities to a standard that provides a comfortable and safe guest experience

Key Responsibilities

People 

  • Delivering a personal and memorable customer service when interacting with guests

  • Complete, arrange and monitor all team H&S training 

  • Ensuring any Fire Life Safety issues are resolved immediately 

  • Ensuring the relevant First Aid commitments are adhered to at all times

  • Positive communication with guests, maintenance team and operational Managers 

  • Leading, coaching and mentoring maintenance team members to support their development

  • Sharing knowledge and best practice across the room2 Maintenance Manager population

Places 

  • The day-to-day upkeep of all areas of the hotel

  • Conduct regular inspections of hotel facilities, including guest areas, to identify potential maintenance issues and ensure compliance with safety standards

  • Daily, Weekly and Monthly H&S Checks and Audits 

  • Responding to maintenance requests promptly, coordinating or completing the necessary repairs with internal staff or external contractors; this may include tasks ranging from fixing minor plumbing issues to painting & decorating

  • Develop and implement preventive maintenance schedules for all hotel facilities, including HVAC systems, plumbing, electrical, and guest room amenities. 

  •  Logging maintenance issues using the relevant software

  • Research and implement opportunities to reduce energy consumption

Technical Knowledge

  • Strong understanding of building systems, including plumbing, electrical, HVAC, and basic carpentry skills. 

  • Proven ability to lead and motivate a maintenance team. 

  • Effective troubleshooting and decision-making capabilities to address maintenance issues promptly. 

  • Ability to prioritize tasks, manage schedules, and maintain accurate records. 

  • Commitment to providing excellent service to guests by addressing maintenance concerns efficiently.

  • Previous experience in maintenance management in a hotel setting

  • Background in building maintenance and repair practices

  • Familiarity with relevant maintenance software and system
