Job Description – Building Maintenance Operative

Job Title:                                        Building Maintenance Operative

 

Department:                                Facilities

 

Responsible To:                           Property Operations & Maintenance Manager

 

Type of Contract:                       Permanent

 

Main Purpose of Job:                 Performs maintenance & repairs related to buildings, grounds and equipment, in one or more areas such as electrical, plumbing, painting and building upkeep.

 

Liaises with:                                 All departments

 

 

MAIN DUTIES & RESPONSIBILITIES

 

  • Monitors & carries out preventative maintenance procedures and schedules for buildings, equipment and grounds. Ensures building and equipment meet all safety, security and fire regulations and policies.
  • Performs carpentry, electrical, painting, mechanical and plumbing maintenance and repairs such as repairing furniture, constructing shelves, installing switches, replacing plugs and other basic appliance repairs, applying paint and other finishes, repairing drywall, disassembling and re-assembling equipment, replacing sinks and toilets.
  • Monitors work performed by contractors and assist with works where needed.
  • Collects and removes garbage and recyclable materials and ensures the safe disposal of hazardous waste.
  • Cleans external areas such as entranceways, sidewalks and parking lots using manual and power hoses, rakes, shovels and other equipment to remove dirt, leaves, and other refuse. Complete external window washing weekly schedule.
  • Completes and maintains related records such as maintenance logs and security incident reports.
  • Transports equipment, furniture and supplies manually and/or using aides such as dollies and carts. Operates a motor vehicle to pick up and move goods and supplies. Arranges furniture for special events.
  • Report any defects, long or short term that may impact guest experience or overall business performance.
  • A guest-focused attitude where some requests may need to be dealt with quickly.
  • Positive attitude towards guests, colleagues, and the business.
  • Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel which can include day, evening or weekend shifts.

 

 

HEALTH & SAFETY

 

  • To fulfil your obligations under the Health & Safety at Work Act 1989 and any revisions or additional legislation made thereto.
  • To ensure that reasonable care is taken for health and safety of yourself, other employees, guests and any other person on the premises.
  • To keep your work area tidy and safe and report any hazard, accident, loss or damage to management.
  • To be aware of trained first-aid personnel on the premises and the location of first aid box.
  • To observe all safety rules and procedures, including those laid down in the Health & Safety Statement for your place of work.
  • To carry out and promote fire and accident drills as directed by the hotel safety officer.

  • Must be service orientated with good interpersonal skills.
  • Have the ability to multi task and stay calm in stressful situations.
  • Computer literate.
  • Demonstrated mechanical problem solving skills essential.
  • Have a strong technical knowledge.
  • Analytical and problem-solving ability essential.
  • Experience working in a fast-paced environment.
  • Excellent level of spoken and written English.
  • The ability to work on their own initiative.
  • Trouble shooting and diagnostic skills.
