Estates Manager - Full or Part Time 

Location: Birmingham (Hybrid)

Boparan Restaurant Group (BRG) is home to some of the UK’s most recognisable hospitality brands, operating a diverse portfolio of 100+ sites nationwide. As the business continues to grow and evolve, we are looking for a commercially driven Estates Manager to help optimise the performance, cost efficiency and long-term value of our property estate.

This is a highly commercial role, suited to someone with strong experience in lease negotiations, landlord and tenant strategy, cost management and portfolio analysis, who enjoys working at pace in a dynamic, multi-brand environment.

The Role

As Commercial Estates Manager, you will take ownership of the day-to-day commercial management of our property portfolio, working closely with Finance, Operations, Property and Legal teams to drive value, mitigate risk and support business performance.

You’ll play a key role in shaping estate strategy — ensuring leases are commercially robust, costs are controlled, opportunities are identified, and property decisions support the wider commercial objectives of the business.

Key Responsibilities

  • Take full commercial ownership of a 100+ site property portfolio, ensuring leases are actively managed, optimised and aligned to business strategy
  • Lead landlord and tenant negotiations, including rent reviews, lease renewals, re-gears, variations, break options and exits
  • Support new site acquisitions and disposals, including Heads of Terms, financial appraisals and lease negotiations
  • Work closely with Finance to manage and challenge rent, service charges, rates, insurance and dilapidations, ensuring value for money
  • Maintain accurate and up-to-date lease data, contracts and property documentation across the estate
  • Identify opportunities to reduce occupancy costs and improve commercial performance across the portfolio
  • Act as the key escalation point for commercial property matters from Operations and restaurant leadership teams
  • Liaise with external advisers including surveyors, solicitors, managing agents and local authorities
  • Support refurbishments, relocations and new openings from a commercial and lease perspective
  • Ensure the estate remains compliant with all statutory, legal and regulatory obligations, working alongside Property and H&S teams
  • Provide commercial insight and reporting to senior stakeholders to support strategic estate decisions
  • Participate in an out-of-hours emergency support rota for critical estate issues

About You

  • Proven experience in commercial estates or property management, ideally within a multi-site retail or hospitality environment
  • Strong working knowledge of UK commercial leases and landlord & tenant law
  • Highly commercial mindset with the ability to analyse costs, assess risk and drive value
  • Confident negotiator with experience dealing directly with landlords and agents
  • Comfortable managing complex property data and multiple priorities simultaneously
  • Strong communicator, able to influence stakeholders across Finance, Operations and Senior Leadership
  • Proactive, resilient and solutions-focused, thriving in a fast-paced, evolving business
