Overview

We are seeking a proactive and detail-oriented Junior Building Surveyor / Project Manager to support the delivery of CAPEX programmes and hotel refurbishment projects. This role will involve assisting in managing multiple minor-to-medium scale works across operational hotel environments.

You will report directly to the Head of Projects and play a key supporting role in ensuring projects are delivered efficiently, on programme, and within budget. The role requires daily communication with consultants, contractors, and internal stakeholders, alongside a strong administrative and organised approach to project delivery.

Key Responsibilities

  • Assist in the delivery of CAPEX investment projects, including hotel refurbishments and upgrades.
  • Support the management of projects from inception through to completion.
  • Coordinate works within live hotel environments, ensuring minimal disruption to operations.
  • Monitor project progress, quality, programme, and costs.
  • Attend, lead (where appropriate), and document site and progress meetings.
  • Maintain daily communication with consultants, designers, and contractors to monitor progress and resolve issues.
  • Support the management and coordination of external project teams.
  • Track project milestones, risks, and deliverables.
  • Assist in ensuring projects are delivered in line with agreed objectives and timelines.
  • Assist in managing tender processes for CAPEX and refurbishment works.
  • Prepare and issue tender documentation including scopes of work, specifications, and pricing schedules.
  • Analyse tender returns and support contractor selection recommendations.
  • Assist with the administration of JCT contracts (Minor Works, Intermediate and D&B).
  • Manage project documentation including instructions, RFIs, variations, and change control.
  • Support interim valuations, payment processes, and agreement of final accounts.
  • Maintain a highly organised and structured administrative approach across all projects.
  • Keep accurate records, trackers, and project documentation.
  • Prepare regular progress, cost, and risk reports for the Head of Projects.
  • Ensure all project information is current, well-documented, and accessible.
  • Undertake condition surveys, defect inspections, and technical assessments.
  • Assist in preparing specifications and scopes of works.
  • Provide technical support across building and refurbishment matters
  • Support compliance with CDM Regulations and company H&S procedures.
  • Understanding of Fire Life Safety principals
  • Monitor contractor adherence to health and safety standards on-site.

Skills & Qualifications

  • Degree in Building Surveying, Project Management, or a related discipline.
  • Experience supporting CAPEX, minor works, or refurbishment projects.
  • Understanding of tendering and procurement processes.
  • Working knowledge of JCT contracts.
  • Strong communication skills with the ability to engage daily with contractors and consultants.
  • Highly organised with a strong administrative skillset and attention to detail.
  • Experience in hotel or hospitality refurbishment projects.
  • Chartered or Progressing towards RICS, CIOB, or similar professional qualification.
  • Experience in a consultancy or client-side role.
  • Proactive, motivated, and keen to develop both technical and project management skills.
  • Strong organisational and time management capabilities.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Collaborative, with a practical and solutions-focused approach.

Working Condition 

  • Regular travel between hotel properties and project sites to oversee refurbishment and CAPEX works.
  • Combination of office-based and site-based working, including visits to live hotel environments and active construction/refurbishment areas.
