Lead from the front
The Twenty Two is a private members club and hotel known for discreet, personalised and elevated hospitality. What our guests and members experience as effortless depends on a building that works perfectly, quietly and safely, every hour of every day. We are looking for a Director of Engineering who leads from the front: someone equally at home setting the engineering strategy, diagnosing a fault on the BMS, and developing a team that takes real pride in the property.
The role
Reporting to the Managing Director of The Twenty Two London, you will lead the engineering function across the hotel and club, with an Maintenance Manager and a team of engineers reporting to you. You will be responsible for the daily maintenance and upkeep of every guest and back of house area, covering mechanical, electrical, plumbing, HVAC, and painting and decorating, and for keeping the property safe, compliant and maintained to the highest luxury standard.
This is a working, hands-on leadership role and not a desk-based position. You will carry out maintenance and repair work yourself, respond directly to breakdowns and urgent requests, and cover engineering shifts (including early, late, night and weekend shifts) when the business needs it.
What you will do
You will develop and deliver an engineering strategy that reflects our luxury ethos, with a focus on safety, sustainability, and guest and member satisfaction. You will prepare and manage the engineering budget with the General Manager and Finance, lead improvements to existing areas of the property, and take the technical lead on new areas and systems.
Day to day, you will take full ownership of maintenance across the hotel and club, run the Planned Preventive Maintenance programme with Rooms, Security and Food and Beverage, and manage contractors and our preferred supplier list, making sure permits to work, RAMS and quality standards are always in place. You will also look after IT, telephone and AV hardware and infrastructure, asset inventory, and parts purchasing and stock control.
You will make sure all statutory testing and inspections are completed and recorded on time, including fire alarm and emergency lighting, EICR, PAT, gas safety, water hygiene, LOLER and F-gas, keeping every record audit ready. You will work closely with our Head of Security on life safety systems, emergency response and drills.
Just as importantly, you will look after your team. You will hold regular one to ones and appraisals, create development plans and progression opportunities, plan fair rotas that respect rest periods, and make sure everyone has the right tools, training and support to work safely and well.
About you
You have proven experience leading an engineering or maintenance team in a 5-star hotel, private members club or similar luxury environment. You hold a recognised trade or engineering qualification (for example NVQ Level 3 or City and Guilds in an electrical or mechanical discipline), and ideally the 18th Edition Wiring Regulations and an IOSH or NEBOSH certificate. You have strong working knowledge of HVAC, BMS, fire and life safety systems and UK statutory compliance, along with experience managing budgets, contractors and capital projects. Experience of listed or heritage buildings would be a real advantage.
You are a genuinely hands-on leader, willing and able to do any job you would ask of your team, and a people manager who cares about development and wellbeing and handles difficult conversations fairly. You are calm and solution focused under pressure, highly organised with excellent record keeping, and confident using CAFM systems and Microsoft Office. You have excellent written and spoken English and a real passion for guest service.
Working pattern
This role is based on site at The Twenty Two London, with hours in line with the needs of the business. You will be part of the out of hours on-call arrangement and will cover engineering shifts, including nights, weekends and bank holidays, if necessary. The role involves physical work, including lifting 15kg and above and working at height.

Meals on duty, wellbeing support, learning and development, colleague discounts and private health care plan after 6 months of employment.
